Township & County Land Swap Agreement Presented

During a Nov. 27 meeting of the Township Committee, T&M Associates made a public presentation about the recently announced land swap agreement between Holmdel and the County of Monmouth.

The swap entails the Township receiving more than 13 acres of Holmdel Park located at the corner of Crawford’s Corner Road and Long Street Road, in return for 115 acres of Cross Farm Park located at the southern portion of the parcel, which borders Colts Neck.

The portion of Holmdel Park that will be acquired consists primarily of farmland, and is currently used as an overflow parking area for NJSIAA-sanctioned cross country events.

Acquiring land near the intersection of Crawford’s Corner Road will increase right-of-way for future public safety improvements to the intersection and better access to Holmdel Township High School. 

The Township’s acquisition will also create additional parkland for active recreation in the heart of Holmdel near the High School and William R. Satz Middle School.

The County has agreed to maintain the portion of Cross Farm Park as a passive facility, and transferring this acreage, including the historic structure on site, will not only increase the County’s open green space, but significantly decrease the Township’s maintenance costs.

As part of the agreement, the following 92 acres of Township-owned property will be added to Holmdel’s Recreational and Open Space Inventory (ROSI).

  • 78.88 acres of Harding Farm located on the south side of Middletown Road across from Bayonet Farm.
  • A 10.12 acre parcel of farm land located at the intersection of Stillwell Road and Middletown Road.
  • A 3.29 acre parcel that was conveyed to the Township in 1986 for park and recreational purposes. The land is currently undeveloped and sits to the South of the Bell Works property and west of Bayonet Farm.

In order to complete the land swap, the Township and County will conduct title searches and feasibility and environmental studies. An application will then be made to Green Acres for a Recreation and Open Space Administrative Transfer. A closing will then take place to finalize the swap. Because this is an administrative transfer there is no cost for the land and the Township is only responsible for its own closing costs (survey, deed, title insurance, investigations, etc.)
